A visit, end to end

Five stages, and none of them are a surprise

Predictability is most of the product. A visit that happens when we said, covering what we said, is what makes the record worth anything.

    We set the positions

    On the first visit we agree the photographic angles and what matters on your property. Everything after that is compared against it, which is what turns a set of photos into a record.

    We arrive in the window

    You know when we are coming. There is no surprise inspection, because you are not the one being inspected.

  3. 3

    We walk it

    The exterior and grounds on every plan, the interior on Watch Full and above. Same list, same order, so nothing depends on what anyone happened to remember.

  4. 4

    We file the same day

    Photographs from the fixed positions, measurements where a number means something, and a plain account of what we saw. Not a form with ticks in it.

  5. 5

    We call if it is urgent

    Something you need to know about today does not go in a report you might read on Sunday. You get a phone call, and the report follows.

The boundary

We do not fix anything. On purpose.

We hold keys to empty houses. A company that both finds problems and profits from fixing them has an obvious reason to find more of them, and no way to prove it did not.

So we do not repair, clean, or maintain. When something needs doing we refer it to a trade, we tell you plainly that we take a referral commission, and the trade invoices you directly. You are free to use somebody else, and plenty of people do.

That separation is the whole reason a report from us is worth reading. It is not a boundary we intend to blur once the business is bigger.

Honest limits

What a visit does not cover

Worth knowing before you buy, rather than after something goes wrong.

  • A home inspection. We are not licensed home inspectors and this is not that.
  • A security patrol. We are not a security company and will not behave like one.
  • A diagnosis. We report what was seen and measured; a cause needs a trade or an engineer.
  • A valuation, or any opinion on what the property is worth.
  • Repairs, cleaning, or maintenance of any kind. That is the next section.
