Trust & safety

You are handing someone a key. We take that seriously.

This page exists because it is the honest sticking point. Everything below is what we do about it, including the parts that are inconvenient for us.

Who enters your property

A named person, introduced to you before the first visit, and the same person wherever the route allows. That is not only courtesy: somebody who has seen the property eleven times is the one who notices the twelfth thing that changed.

Insurance, and where we actually stand today

We are arranging commercial general liability with care, custody and control, plus a fidelity bond, and no property will be visited before it is bound. We are not going to claim cover we have not paid for on the page where you decide whether to hand over a key. Ask us for the certificate when you enquire and you will get it, or you will get an honest date. Care, custody and control is the cover worth asking any provider about by name, because a general policy frequently excludes damage to property in your keeping.

How your keys are held

Issued to a named person, logged in and out, stored in a locked system, and never labelled with your address. Alarm codes are held separately from keys. When you stop, your key comes back and the code is deleted.

Photographs of the inside of your house

Stored against your property record, visible to you, and used for nothing else. We do not publish interior photographs, including anonymised ones, without asking you first. You can ask for the record, or for it to be deleted, and our privacy policy sets out how.

If we find a door open

We do not enter and clear the property. We call you, we call police where that is the right call, we secure what can be safely secured from outside, and we document everything. We are not a security company and will not behave like one, because the moment we do somebody gets hurt.

Stopping, and getting your key back

Cancel with notice, and your key is returned to you or destroyed on your instruction, whichever you prefer. Somebody deciding whether to start is usually really deciding how hard it will be to stop, so we would rather that were easy to find than buried.

We do not repair, clean, or maintain anything. When a visit turns up work, we refer it to a trade, we tell you what commission we take, and the trade invoices you directly. You are free to use somebody else entirely.

A company holding your key that also profits from finding problems has a reason to find more of them. Removing that is the single most important thing on this page.

Who will be entering my property?+
